Booking and Payment
- The booking is guaranteed once the booking form is filled in, the pre-payment of 30% of the total price is made and the bank transfer confirmation is sent to us. When a two-night stay is purchased the total price (100%) needs to be paid by bank transfer when the booking is made. The use of extra services should be stated in the form – unfortunately, we cannot quarantee that late placed orders will be feasable.
- The remaining part oft he payment should be transferred to our bank account not later than 30 days before your arrival (again, we kindly ask you to send us the bank transfer confirmation). In case we do not get the confirmation in due time, we reserve our right to rent the house/apartment to another client. In special cases we reserve our right to collect a deposit of 1000 PLN, paid by bank transfer before the arrival. The deposit will be returned to the account from which it was paid, unless no major damages will be stated on the day of departure.
- Bookings made in less than 30 days prior to your arrival will be valid after the total price is paid to our account.
- We accept only total payments. Even if you decide to travel in a group of friends and share the cost, we kindly ask you to make the transfer by one person only and then split the cost individually within your group. If you wish to rent more than one house/apartment for your group, we advise you to book each place by the person who will pay the full cost and will become our rental agreement partner.

Rules and regulations
Dear Guests!
Thank you for choosing us. We are glad to have you here.
Please, read our rules and regulations carefully. Compliance with these rules will answer some of your questions, improve the quality of your stay and will help us maintain the facility in a perfect shape for our future quests. Once you book your accommodation, you fully accept the following regulations:
1. General rules
We put a lot of work and heart into creation of this beautiful place. We will appreciate if you kindly respect this fact. We would like to ask you not to walk in your shoes inside our houses and wagons – please, bring your slippers instead. We also want to ask you not to move furniture or the music equipment. If some pieces of furniture, despite our request, change their place, before your departure you should put them back to where they used to stand. Only garden furniture can be used outside.
2. The day of arrival and departure
The check-in begins at 5 p.m. On the day of departure you should check out before 11:00 a.m. If the tenant does not leave until 11:00, we might charge extra fee that equals half of the price of a daily stay. The keys are kept in a safe, whose code the tenant receives by email, once they pay for their accommodation. On the day of departure the keys should be returned to the safe. The hours of arrival and departure can be changed on condition that it was agreed before. In case the key is lost, the tenant is charged with the price of a new key.
3. Occupancy
The only people allowed at the premises are those who were declared earlier. In case the declared number is exceeded, we reserve the right to terminate the rent agreement with all the consequences. Receiving visitors that are not checked-in at the premises is not permitted.
4. Quiet hours and good neighbourly relations
Our guests want peace and quiet, that is why we kindly ask you to observe the night silence between 10 p.m. and 8 a.m. It is out of respect towards other guests that also during the day any unnecessary noise should be avoided. Loud parties that might disturb others are not allowed. We reserve the right to refuse provision of services (also in the future) to those who disturb peace and quiet, good neighbourly relations and the rules and regulations of our premises. In such case we have the right to terminate the rent agreement with all the consequences, without the necessity to return the payment.
5. Duty of care
We ask you to use the house and all equipment with care. Please, when leaving the house/wagon, remember to close the windows and doors. Guests are also obliged to use water and electiricity in an economical way, to switch off the lights at night and when going on a trip and to use the household appliances carefully and responsibly. Hot pots cannot be put directly on tables and worktops (kitchens are equipped with special stands). When cutting with a knife, boards and not worktops should be used. The washing machine and oven should be kept clean on an ongoing basis. We kindly ask you to remove immediately any dirt, water and liquids from wooden floors, furniture and worktops, so that irreversible damage is avoided. Guests undertake to keep the facility in the existing condition.
6. Waste sorting
We try to contribute to protection of natural environment and we hope that our guests also have a similar goal. That is why we ask you to sort waste according to the rules you will receive prior to your arrival.
7. Heating
In the Rousseau Mansion the apartments At Emil’s and At Sophia’s are heated with two stoves, that is why during autumn and winter the apartments are rented only to those who have experience with traditional tile stoves! We heat the stove before the arrival of our guests and invite them to a warm apartment. During their stay, guests heat the stoves on their own (wood is included in the price). When renting one of the above-mentioned apartments, guests declare their skill of making fire in the stove and tending to it. Guests will be held accountable for any possible damages caused by improper and irresponsible use of the stove.
The Loft, Mansard and Cottage have both electric and gas heating. Guests can use fireplaces and the bread oven (Loft) for their own pleasure.
Wildlife Villa has gas heating while Nature Lodge is equipped with photovoltaics and the heat pump. Both are maintenance free for our guests.
8. Ban on smoking
Our houses and wagons are strickly non-smoking. Cigarette stubs must not be thrown away to he garden or on the paths. In case the smoking ban is broken, we have the right to terminate the rent agreement with all the consequences.
9. Fire
Guests may use the barbecue and the bonfire place, they can also use the fireplace and the bread oven (in the houses). Due to the wooden construction of the houses the fire regulations must be obeyed. Please, be careful with the fire and never leave it unattended – wood burns easily and, in case of fire, we lose our lovingly created world, while you put your lives at risk. It is during droughts that we especially warn you to be careful and reasonable. Ash – after getting cold – is thrown away only to the metal barrel that is purposely meant for that. It must never be thrown to rubbish bins or to the garden! The bonfire should be carefully extinguised before going to sleep.
10. Damages
Any faults and damages that occur while using the house should be reported on an ongoing basis directly to us, by email. Usually we do not ask for a deposit because we believe that you will take care of our facilities just as we do. However, if it happens that you accidentally break something, you will cover the costs of repair or purchase. Each parent is responsible for the damages done by children. The guest who makes a reservation becomes responsible for all members of the group for whom the reservation is made.
11. Sewerage
ONLY toilet paper can be thrown into the toilet (NO sanitary pads, tampons, baby wipes, food leftovers, etc.) If this rule is broken, the sewage can get clogged and a repair will be necessary. In such case the guests will have to cover all the costs.
12. Day of departure
Before the departure it is necessary:
- to take out of the house all the waste that has been sorted according to the eco-friendly rules; ash from the fireplace should be throw out to the metal barrel
- to wipe tables and worktops
- to clean the oven and the cooker, if they got really dirty
- to wash and put away clean dishes to the drawers/cupboards where they belong; the dishes that need to be washed after breakfast should be either put into the dishwasher (please, remember to switch it on) or washed by hand and left on the drainer to dry
- to clean food and drink leftovers and to throw them away according to waste sorting rules
- to remove the bed linen and put it to bags that are available in each bathroom; moist towels should be hung in the bathroom to dry
NOTE! The activities mentioned above are a part of the so called ‘final cleaning’ – if they are not done, we might have to charge extra (the amount of the fee would depend on the condition the house was left in).
13. Car park
We have a car park that is not guarded, that is also why the hosts do not take any responsibility for the safety of the vehicles, for the belongings left inside the cars or for any damages caused by the third-party.
14. Snow removing
It is the local municipality that is in charge of the snow removal from the access road. The car park and the path leading to the house will be prepared by us shortly before the arrival of our guests. In the event of snowfall during their stay, guests clear the snow themselves, depending on their needs.
15. The swimming pool
The swimming pool is available seasonally. The water in the pool is chlorinated. The pool is used on one’s own responsibility. The rules of the swimming pool usage should be strictly obeyed (it is the necessary condition for each of the users). Children can use the playground and the swimming pool under the supervision of adults and on their sole responsibility.
16. Internet
Wi-fi service is free of charge, however, we cannot guarantee its uninterrupted and undisturbed availability. Wi-fi might be temporarily unavailable due to technical conditions or to other factors that influence the data transmission quality. The transmission speed can vary and transmission delays may occur, both to and from the user’s portable devices. The users themselves and at their own cost make sure that their portable devices function well, are protected against unauthorised access by third parties, equipped with proper antivirus software and compatible with the wi-fi service. The users are obliged to use wi-fi in a manner consistent with law and good practices and they should not pose any threat to the safety of the Internet service.
We do not provide the Internet in circus wagons.
17. Legal liability of the host
The purchase of a stay does not mean a purchase of an accident insurance or any other kind of insurance against theft or damage of our guests’ belongings. The hosts bear no responsibility for the loss or damage of the holidaymakers’ own property. Parents are responsible for their children. During their stay the person renting the house becomes responsible for it. The host takes no responsibility for power cuts caused by weather factors or for cuts in water supply in the entire neighbourhood.
18. Pets
Animals are accepted only in the Mansion (apart from the Mansard) and in spring and autumn also in the circus wagons with an extra fee. The pet owners should make sure that the pets sleep in their own bedding (not in beds or on sofas) and that the garden remains clean. If the cat / dog is used to sleeping in the chair or on the sofa, please, bring with you proper protection for the furniture (some kind of a cover, a blanket, etc.) or discuss the way of protecting furniture with us. Before your departure the room should be carefully vacuumed, so that no fur is left on the armchairs, sofas or beds. On rainy days and in winter dogs’ paws should be cleaned after each walk, before entering the house. The pet owner is responsible for the soiling and the damages caused by their pet. Cat owners should have a litter box with them.
19. Complaints
All complaints should be made within 24 hours and we promise our prompt reaction. Any complaints filed later than that (also the ones made once the stay has come to an end) will not be taken into consideration and will not entitle you to any claims.
20. Unforeseen situations
In case of an unforeseen accident (broken pipe, flooding of a bathroom, electrical short, etc.) the host has the right to enter the house without the guest’s prior consent in order to fix the damage or, if the repair is not possible, to minimize the damage and secure guests’ property.
We promise to react without delay to all your comments and complaints about the equipment, cleanness and order in the house. Any ideas of how to make things work more smoothly are always welcome and should be sent to the e-mail address: info@wisent.ch
We wish you a pleasant stay at our place and we hope you will feel here at home.
